Craig is not a licensed contractor and does not personally perform work requiring a contractor or other professional license. Clients are responsible for selecting and hiring independent service providers unless otherwise agreed to in writing.

Independent contractors, vendors and service providers are separate businesses responsible for their own work, licensing, insurance, scheduling, pricing and performance. Coordination, access or referrals provided by The Man With the Van do not make The Man With the Van the contractor, employer, partner or guarantor of an independent service provider or of the work that provider performs.

Home oversight and property-check services provide an additional set of eyes on a property. They are not professional home inspections, security services, property-management services, emergency-response services or continuous monitoring services.

Property checks are limited to conditions reasonably observable at the time of the visit. The Man With the Van does not warrant or guarantee that every defect, leak, maintenance issue, security concern, weather-related condition, equipment failure or other problem will be discovered or reported.

The Man With the Van does not guarantee against property damage, theft, vandalism, weather events, plumbing or electrical failures, appliance or mechanical failures, pest activity, fire, water intrusion or other loss.

In an emergency or situation requiring immediate professional assistance, clients should contact 911, the appropriate utility provider, security provider, licensed contractor or other qualified emergency service directly.

Clients remain responsible for maintaining appropriate homeowners, property and other insurance coverage.

Service availability, scope and pricing are subject to change. Specific services, responsibilities, property access permissions and fees may be further defined in a separate written service agreement.
